TITLE
The Mayor and City Council shall discuss and possibly take action on approving a one (1) time six (6) month extension of final plat approval case # SUB21-48, The Trails Phase 2A and 2B Final Plats. Discussion and Action.
AGENDA ITEM DESCRIPTION
This request is for an approval of a one (1) time six (6) month extension of the approved final plat for The Trails Phase 2A and 2B. The project received approval from City Council on July 19, 2022. Per the city code, Sec. 17.20.060(F) of the Subdivision Code, the project was allotted 12 months from the date of approval to submit required approved Engineering Plans and Reports, Utility approval plans, and required financial assurances for public improvements (streets, sidewalks, landscaping, etc.). Due to market uncertainty caused by rising inflation and interest rates, the applicant is requesting an extension as allowed per the recently adopted code, which allows for a one (1) time, six (6) month extension of final plat approval.

STAFF RECOMMENDATION
Staff recommends approval of a one (1) six (6) month extension request for SUB21-48, The Trails Phase 2A and 2B Final Plat, subject to the original conditions of approval stated in the staff report dated, July 19, 2022.
