TITLE
A Resolution of the Mayor and City Council of the City of Maricopa, Arizona approving and adopting the Development Agreement between the City of Maricopa and Anderson Palmisano Farms, an Arizona General Partnerhsip, in compliance with A.R.S. 9-500.05. Discussion and Action.
AGENDA ITEM DESCRIPTION
Anderson Palmisano Farms is interested in developing approximately 637 acres of property for a proposed Master Planned Community, “Anderson Farms”, at the southeast corner of Bowlin Road and Hartman Road. To comply the city’s voter approved General Plan, Anderson Farms shall be developed with a variety of residential products, including larger lots and smaller, attached housing, along with supporting commercial and employment land uses to meet the daily needs of the residents. Residential areas are to include adequate open space, schools, churches and neighborhood facilities.
The city is aware that the owner, Anderson Palmisano Farms is unable to bring forward a Planned Area Development (PAD) rezoning application for the entire 637 acres at this time due to the high financial cost required from local utilities. The city desires to outline the development of the Property to confirm city standards will be met when the entire Property is developed in accordance to the voter approved General Plan, “Planning Maricopa”.
Following execution of this Agreement, Anderson Palmisano Farms will develop the Master Planned Community in phases in accordance with all governmental standards and process requirements. Anderson Palmisano Farms will be responsible for obtaining all necessary permits and for any and all costs associated with such design and construction for each phase and adhere to the Development Plan, Exhibit B.
