SUBDIVISION PPE23-01: The Planning and Zoning Commission shall discuss and possibly take action on approving a one (1) time two (2) year extension of Preliminary Plat approval case # SUB21-20, Red Valley Ranch Preliminary Plat. DISCUSSION AND ACTION.

 

AGENDA ITEM DESCRIPTION

This request is for an approval of a one (1) time two (2) year extension of Preliminary Plat approval case # SUB21-20, Red Valley Ranch Preliminary Plat. The project received approval from Planning Commission on November 8, 2021. As a condition of approval, the applicant/developer had approximately twelve (12) months to submit a final plat for the Red Valley Ranch development. Per City Code, Section 17.20.050 D2, approval of a preliminary plat approved by the City of Maricopa shall be effective for two years in accordance with an approved phasing plan, but may be extended one time only, upon reapplication and review by staff and verification that the development is in compliance with all current applicable codes of the City for an additional two years. Due to market uncertainty caused by rising inflation and interest rates, the applicant is requesting a one (1) time, two (2) year extensions as allowed by code.

 

STAFF RECOMMENDATION

Staff recommends approval of Case # PPE23-01, subject to the conditions of approval stated in the Staff Memo.
