TITLE
The Mayor and City Council shall discuss and possibly take action to approve a contract amendment with Core Construction for Construction Manager at Risk Construction Services in an amount not to exceed $17,841,179 for the Multigenerational/Aquatic Facility project.  The funding for the project will be drawn from budget line item Parks Bond-Facilities, Buildings, Recreation & Aquatic Center (33044148-67720-33009).  Discussion and Action.
AGENDA ITEM DESCRIPTION
Core is currently under contract for CM@R Pre-Construction Services; awarded on March 6, 2012 as a qualifications based selection.  CM@R contracts are set-up as a two phase execution with the Guaranteed Maximum Price (GMP) for construction being the second phase.  On September 4, 2012 the City Council made the decision to move forward with full build-out of the facility.  Full build-out includes the addition of the complete aquatic facility (competition pool, recreational pool and locker rooms) and ancillary amenities.  This GMP award includes phase 2 of the project or the full build-out.  This GMP also includes the addition of the splash pad as explained in the Architekton Design change order.    
City staff and Abacus Project Management have reviewed the construction estimates and have negotiated and agreed upon the GMP.  For a complete scope of work and cost breakdown see the attached contract exhibits.
STAFF RECOMMENDATION
Staff recommends approval of the contract amendment with Core Construction for Construction Manager at Risk Construction Services for the Multigenerational/Aquatic Facility project.
